A somewhat unknown area, Stillwater is only a 25 minute drive from the CBD. Rather than focusing on local buyers and those who were actively looking for a property in the area, we used the Herald Homes to draw buyers from all over Auckland.
The response to our marketing was fantastic and on the auction day the house was full of people. We also had several conditional buyers who were hoping the property passed in, who unfortunately missed out.
Although we had never sold in Stillwater before, this sale just goes to show that the tools we use in our marketing and our fresh approach, with a point of difference, gets results, no matter where in Auckland we are selling.

We had half page ads in the Herald Homes.
Opening bid at the auction was $1,500,000.
There were 4 bidders participating at the start of the auction. Auction paused at $1,950,000. After discussions with the highest bidder and our vendors, auction resumed with an increased bid at $2,100,000. It was announced on the market. 3 new bidders then entered the bidding from this moment and took the bidding up to $2,379,000!

There was a total of 46 bids.

This property had been marketed by another agent. Our first step was to improve the photography. The before photos below are from the previous agent. Our after shots included a little bit of maintenance, including having an arborist trim the trees at the front of the property. Taking the necessary action to the trees allowed us to get light into the study, making it a more appealing room as it was very dark. We also simply removed weeds and unnecessary objects out of the photo such as rubbish bins and hoses etc. And of course by using the best photographer, Andy!

With great photos, we then advertised in the Herald Homes. Although this property was passed in at auction, we continued negotiating with the highest bidder and sold it two days later for a price our vendor was ecstatic with.

Priced by negotiation for the first week to get market feedback on value. Only advertised on websites and our database. Received an offer prior to the first open homes. We ran the open homes and we had an outstanding number of buyers that weekend.

After feedback, we priced the property the following week at $1,368,000, and then advertised it in the Herald Homes which drew even more interest from all over Auckland.

After the second weekend (the first weekend with Herald advertising), this fantastic property was under contract. We also received a back up contract one day later. Subsequently sold 48% above its CV.
